1. Following the viewing of a property, if you would like to proceed with an application a holding deposit (to reserve the property) will need to be paid. This is capped at the value of no more than one week’s rent and will be put towards your rent if all is successful.
2. We will supply you with the relevant forms for you to complete and return to ourselves, allowing Hornsby Properties to send your application to LetAlliance to carry out the relevant checks.
3. Once we have received the responses from the referencing agency, we will contact you to organize a move in date, if all has been accepted.
4. The Tenancy Agreement will be sent to you via email, which must be signed and returned within 48 hours, via our online signing software.
5. An invoice will be sent to you detailing the value and dates due for the first month’s rent and the tenancy deposit. The deposit is reserved for any damages or defaults on the part of the tenant, which capped at a value no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above. These funds must be cleared 3 days prior to the start date of your Tenancy.
6. The Property will then be prepared for your Tenancy
