Hornsby Properties provide a Complete Management Service which is aimed at Landlords who require a ‘Stress-Free’ solution for their rental properties from start to finish. Alternatively, we offer a Let Only Service for those landlords that wish to be more hands on and manage the property themselves. See the detailed breakdown of these below.
Our full management service includes:
- An in person property valuation.
- Full advertising of your property will be done via our website, Rightmove and To Let Boards if appropriate. The marketing of the property will include internal and external photographs to complement the property for advertising. Full descriptions will be provided, including room measurements, with additional information on services such as local authority, council tax band, broadband and utility providers.
- Undertake the legal certifications required of the property to enable advertising and letting.
- Schedule and carry out accompanied viewings with potential tenants.
- A third party company is used to carry out detailed full tenant referencing, credit checks and landlord references.
- Once an applicant has been selected and passed their checks, we prepare and provide all legal contracts.
- The deposit is registered and held with the TDS Custodial Scheme.
- Full property inventory is carried out prior to the start of each tenancy, including detailed photographs and notations of the properties condition at the start of each let.
- Tenancy check in is carried out, which includes notifying utility providers of change of details and meter readings.
- Ensuring the continuation of legal requirements and compliance of documentation throughout the management period.
- Monthly rent collections, along with landlord payment runs where a detailed account statement is provided per property.
- Rent is reviewed on an annual basis, along with tenancy renewals.
- Annual Tax summary statements are provided to our landlords, simplifying details for accountants and Tax Returns.
- The property is inspected every 4 months followed by a written inspection report for the landlord.
- Handling continuous tenancy matters, including routine repairs, maintenance and replacements.
- Out of hours, tenants are able to report emergencies via our 24hr emergency cover.
- End of tenancy check out includes final inspections, the taking of meter readings and updating utility providers.
- Handling of all TDS deposit refunds and dispute negotiations
Hornsby Properties work closely with a number of trusted, local and insured contractors whom we've obtained over many years, and use time and time again due to their skill, knowledge and professionalism. They work closely with us to resolve any maintenance, provide affordable quotes and certify what is needed. These include Gas Safe Engineers, NICEIC electricians, maintenance specialists, builders, plumbers, painters & decorators, cleaners, carpet fitters and roofers, to name but a few.
