Our Let Only service includes:
- An in person property valuation
- Full advertising of your property will be done via our website, Rightmove and To Let Boards if appropriate. The marketing of the property will include internal and external photographs to complement the property for advertising. Full descriptions will be provided, including room measurements, with additional information on services such as local authority, council tax band, broadband and utility providers
- Schedule and carry out accompanied viewings with potential tenants.
- A third party company is used to carry out detailed full tenant referencing, credit checks and landlord references.
- Once an applicant has been selected and passed their checks, we prepare and provide all legal contracts.
- Collection of deposit and first months rent.
- The deposit is registered with the TDS Custodial Scheme, and transferred into the Landlords name, as it is the Let Only landlords responsibility to refund and dispute negotiations at the end of the tenancy.
As a let only landlord, you will be responsible to provide all of the legal documentation and keep the property compliant throughout the tenancy. You will be required to register yourselves with a suitable deposit custodial scheme and provide us with these details. They will hold the deposit throughout the tenancy. Let Only landlords will need to provide Hornsby Properties with an inventory.
Our Fees
Full management Service: Drawing up the contracts for a let of any period to a new tenant, the Letting Fee shall be £300 inclusive of VAT, along with a charge of £300 inclusive of VAT to cover the costs of Full Credit referencing and ‘The Right to Rent Check’ that are statutory requirements and provision of an Assured Shorthold Tenancy (AST). Additionally, there will be a monthly management fee of 12% inclusive of VAT on each month’s rent.
Let Only Service: Drawing up the contracts for a let of any period to a new tenant the Letting Fee shall be £438 inclusive of VAT or 60% of one month’s rent inclusive of VAT, whichever is greatest. Along with a charge of £300 inclusive of VAT to cover the costs of Full Credit referencing and ‘The Right to Rent Check’ that are statutory requirements and provision of an Assured Shorthold Tenancy (AST)
Anti-money laundering checks will be carried out on all new properties and existing properties where the landlord notifies Hornsby Properties of a change of ownership. This will be charged at a cost of £60 inclusive of VAT.
