1. Following the viewing of a property, if you would like to proceed with an application a holding deposit (to reserve the property) will need to be paid. This is capped at the value of no more than one week’s rent and will be put towards your deposit if all is successful.

2. We will supply you with the relevant forms for you to complete and return to ourselves, allowing Hornsby Properties to send your application to LetAlliance to carry out the relevant checks.

3. Once we have received the responses from the referencing agency and everything has passed, we will invoice you for the remainder of the deposit. The deposit is reserved for any damages or defaults on the part of the tenant, which capped at a value no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above.

4. Once the deposit has been paid we will contact you to organize a move in date. A Tenancy Agreement will be sent to you via email, which must be signed and returned within 48 hours, via our online signing software.

5. Following the signing of the tenancy agreement by all parties, an invoice will be provided detailing the value and date due for the first month’s rent. These funds must be cleared 3 days prior to the start date of your Tenancy.

6. The Property will then be prepared for your Tenancy.

7. The Check In date will be arranged with you, at which time you will be given the necessary documentation and keys.
