Fully Managed

Our fully managed, comprehensive service will give you everything from property marketing, tenant viewing, vetting of tenants, third party referencing, fully updated inventory with photographs and in house contracts, all deposits are lodged with the TDS insured scheme. Tenant check in Service, monthly rent collection and Landlord statements, quarterly inspections with written Landlord reports. On tenant vacation we will carry out a full check out service and update utility suppliers. We ensure that your property is compliant to all current and new Government rules and safety regulations. We will handle and deal with any maintenance issues as they arise, leaving you with peace of mind that your investment is in safe hands

Overseas Management

If your circumstances are that you are non-domicile in the UK for a period of six months or more, you can be confidant that the service we provide for you is as comprehensive as the above Fully Managed Service, with the additional knowledge that you will be registered and comply with the UK HMRC Non-Resident Landlord tax Liabilities requirements.

Let Only

If you would prefer to use our services to find a tenant but would like to manage the property yourselves, then our Landlord Let only service is the one for you. We will market your property, carry out Tenant Viewings, vetting of tenants and third-party referencing, and prepare contracts. Deposits will be lodged with the TDS insured scheme.

ARLA Propertymark: The Association of Residential Letting Agents: The Association of Residential Lettings Agents (ARLA) is a professional membership and regulatory body for letting agents and letting agencies in the UK. ARLA recognised the requirements of the residential lettings market were so detailed and specific that a separate organisation was required to promote standards in this important sector of the property industry. ARLA are the only professional self-regulating body to be solely concerned with lettings and letting agents.

NALS : National Approved Letting Scheme: The first step in safeguarding a future tenancy is to find a property to rent through a respectable letting agent. A good way to ensure this is for tenants to look for the sign of membership of The National Approved Letting Scheme (NALS). NALS give landlords, tenants and agents a set of service standards in the rental market.

The Property Ombudsmen: Registered agents must follow The Property Ombudsman Letting Code of Practice. This sets out the framework within which registered agents must operate and the standards of service they must provide for both tenants and landlords.

Safe Agent SAFE: Safe Agent Fully Endorsed – is a mark denoting firms that protect landlords and tenants money through client money protection schemes

TDS – Tenancy Deposit Scheme: The Dispute Service is an independent, not-for-profit, company established in 2003 to resolve tenancy deposit disputes in the private rented sector. The company has achieved the UK Government Standard for Customer Service Excellence, and won Tenancy Deposit Service of the Year at the Property Drum B2B awards 2012. We operate the Tenancy Deposit Scheme in accordance with the requirements of the Housing Act 2004. This provides a dispute resolution service should a dispute about the allocation of a deposit arise at the end of the tenancy.

Our legal contracts are verified by The Letting Centre and our software management system is automatically updated with any new legislation to ensure your piece of mind.
